Comments by Ravindra Marda of eyeproperties were quoted in an article “Great Homes in Pune West” in the “Times of India” Pune edition on 28th March, 2008.

IT makes the difference
There's a buzz around western Pune, thanks to the influx of IT professionals,

One of the nicest things to have happened to both Pune and Mumbai in recent times was the completion of Nitin Gadkari's Mumbai-Pune Expressway in 2002. The 93 km. project, which spins across the neighbouring cities, opened up the region in unimaginable ways. Suddenly, if you lived at, say, Navi Mumbai, areas in western Pune, like Aundh, were no more than an hour and a half away - maybe two, if you preferred to drive slowly. Conversely, if you worked in Pune and needed to visit the country's commercial capital in a hurry, you could zip down in the morning and be back in Pune in time for your 4 p.m. chai. Being on the West of Pune, of course, would give you an advantage while doing this, since places like Hinjewadi, Baner and Wakad are far more accessible on the Expressway.
No wonder then that western Pune has seen explosive growth in recent times. Aundh - once a peaceful holiday destination, particularly for Mumbaikars who had relatives at the serene Sind Society - may have reached saturation point, but there are other areas where growth is just waiting to happen. Property consultant Ravindra Marda of Eyeproperties Pune says: "The suburban areas which are near the city like Kothrud, Dahnukar Colony, Bhusari Colony, Karvenagar Sinhgad road, Pashan, Aundh, Viman Nagar, Wanawadi, Bibewadi, Market yard, and Kondhwa are developed and now there is no more space remaining to develop within these areas."
However, he adds, on the west side, places like Bavdhan, Pashan, Baner, Balewadi, Wakad, and Pimple Nilakh are still available for development. These areas have multiple advantages, he point out; while they may suffer the disadvantages of extended travel time to the railway station and Lohegaon airport, they are close to the expressway, to the Hinjewadi IT SEZ and offer quick access to the city centre.
Pune's western locations have seen tremendous growth over the last decade or so, boosted by the fact that they offer excellent connectivity, not only along the Expressway and the old Mumbai-Pune highway, but on the Nashik Road and Sholapur Highway as well. Marda says that till 1997, parts of Kothrud, Paud Road, Rambaug colony, Ideal colony, part of Sinhagad road up to flyover, Navsahyadri, Dahanukar Colony, Bhosale Nagar, Aundh, Pashan upto Abhimanshree had seen steady growth. Most of the developments were as bungalow cooperative societies and flats, housing government employees and professionals working in private companies, among others
Then, the IT revolution happened. In 1997, start-up software companies began their first tentative steps in rental flats and small bungalows in Kothrud, Karve Road, Paud road, and S. B. Road. By 2000, experts had started referring to this as a boom, as IT professionals increasingly
discovered the city.
MIDC got into the act, with the development of a huge software park in Hinjewadi and the focus shifted from central Pune towards the Western side. Property consultants like Marda and Shaji Thomas, who operated in the area, were delighted to find better infrastructure, rising demand for homes thanks to the IT SEZ and facilities like VSAT by STPI for High-speed Internet connection - all of which, in Marda's words, "proved that Hinjewadi is the best IT destination".
Companies like Infosys, Wipro, Tata Technologies and Geometric bought a larger space in the first phase and the need for development of a second phase was felt. If MIDC has it way, Hinjewadi could soon be one of the largest IT development centres in India; the area is attracting leading multinationals, including Microsoft.
There is no doubt that western Pune is poised for even more growth in the near future. Kapil Gandhi sums it up neatly when he says: "The western part has matured from a middleclass area having old buildings and conventional small shops, to a modern upmarket area offering beautiful roads, internationally level shopping and entertainment facilities and premium new generation housing options."
If you are looking for a good investment in Pune, this is where you begin! , Infrastructure needs to keep pace
With so much development in these areas, there is an urgent need for greater infrastructure to match the pace of growth. Some work has been done on this front - Shaji Thomas of Connextions Realtors points out that roads and public amenities have developed a great deal and suburbs like Pashan and Baner now have adequate water supply.

The expanding city
The influx of high-salaried software professionals into western Pune has led to the demand for premium properties that offer a plush lifestyle, complete with malls and multiplexes in the vicinity. Social infrastructure has also come up - for instance, educational institutions like DAV, Citi International School, Spicer College (primary to college level), autonomous colleges, convent schools like St Josephs for Girls, Pashan, Loyala in Pashan, Vidhya Valley in Pashan Sus, Indira Management Schools and Business Schools on the Highway, Mozhe College and many more. Parag Borawke, Marketing and Admin, Darode Jog Properties, says: "All the big major educational institutes like Bharati Vidyapeeth and Sinhagad technical institute which has medical, engineering, dental colleges are near the scheme on Sinhagad road - Crossover County."

Retail options have also expanded; as Marda points out, Future group has made its presence felt with six outlets under Big Bazar in Hadapsar, Bibewadi, Sinhagad Road, Baner road and now in Kothrud, apart from two luxury shopping malls under the name of Pune Central at Bund Garden Road and other at Ganesh Khind Road. "Currently there are no branded malls in the areas of Baner, Aundh, Pashan and Bavdhan," he says, adding, "There are a lot of inquiries for larger space availability in the real estate market to find a showroom or mall space in these locations."

Those who have invested in the area have hit a bonanza; the prices of the apartment schemes in Kothrud, Shivajinagar, Aundh, Kalyaninagar in 2000 shot up four times of the invested amount in just eight years. Now, with no more land available in these areas for development, adjacent areas like Bavdhan, Warje and Sinhagad road are being sold as extensions of Kothrud. According to Marda, the prices here are Rs. 2800 per sq ft to Rs. 3800 per sq ft
If Kothrud has seen expansion into Bavdhan and other areas, Shivajinagar and Aundh have not been left behind. These locations have now extended towards Pashan, Baner, and Wakad, with prices in these regions touching Rs. 3500 to Rs. 4500 per sq ft. Now, there is a new location in the vicinity being referred to as Aundh Annexe - Pimple Saudagar and Rahatani, which are about four km from Aundh and offer properties at prices ranging from Rs. 2600 to Rs. 3000.
With so much growth, the posh area of Kalyaninagar has now been extended towards Nagar road, Viman Nagar, Kharadi and Wadgaon Sheri, and prices here are Rs. 2800 to Rs. 3800.
Koregaon Park is extended towards Mundhwa and Magarpatta, Amanora Park townships are ready to absorb the pressure on this side. The prices here are 3000 to 4000 per sq ft, says Marda.

Project Launch - DYNASTY WAKAD at Rs. 2999 per sft till Gudi Padawa


28th March 2008, Times of India’s Pune edition full page was covered with a launching invitation for a 12 storied project in Wakad (PCMC) along with a full list of amenities inclusive of Gym, Jacuzzi, Club, Swimming pool with baby pool, Operation Creche by trained professionals, Pergola, Accupressure track, Jogging track, Herbal Garden, Party lawn, Barbaque area, toddlers play area, Senior citizens area & Car wash area.

I have reserved my time slot, despite of a rush of calls due to Times of India’s article on Pune city’s growth in west area inclusive of several quotes by me. Visited to the site which is about 10 Km away from University Circle (Today’s City Centre).

Wakad road itself is a lush green and well ventilated, thanks to defence reserved areas and river adjacent to road. But I feel really shame, when I saw the green plants raising head over the entire river bed, while passing by the river at Rajiv Gandhi Bridge, Aundh, & knowing the fact that Irrigation Minister is the Parent Minister of Pune and when we are dreaming for a river-boating-way in Pune.


The location is 10 km away from University Circle out of which about 4 km roadway is passing by defense and Bharat Electronics Ltd land and having no divider for traffic. Feeling the night drive unsafe for single women driving from city and daytime drive unsafe from the safety point of view.

The location is better if your need is only to be connected only to Hinjewadi or Mumbai bypass highway, But for Pune’s city market it is far away as compared with Baner and so is the price difference.

Entered the site covered with entrance pandal and a nicely furnished sales office. The model flat was ready with posh interior items, as mentioned in Advt.



Mr Chawala was himself was entertaining to few of his colleagues like Mr. Kalbhor of Rachana Associates, builder of Vanshaj Prestige to show the efforts he has put for making the show flat and inviting them to have a snacks & juices.

The sample flat now a days is common selling point to display a precisely done furnished flat. It was a made of a large 3BHK with Garden flat, which is a bigger one out of the three on each floor. Every floor comprises with 3 units i.e One of 2BHK and two of 3BHK. The total project area is about 7 Acre with proposed 12 storied 10 towers. Scheme will have more than 300 units all together.



Nicely planned entrance lobby & planned passages and utilizing internal spaces with need of interiors & internal privacy within the small area is the achievement in this project handled by the architects – Vikas Achalkar & Manoj Tatooskar.

Project Launch - Felicita Baner




Felicita Baner Launched at Baner - Pashan Link road, Baner … by Ravi

On the "Womens day" 8th March 2008, half a page advertise in Sakal and Times of India has taken attention of my eyes. A project Felicita at Baner for 2 BHK, 2BHK with study and 3 BHK apartment scheme is launched by Shree Venkatesh Group with Abhiraj Developers.
The location of the scheme was the first attraction to me to visit the project site and I decided to visit the project on Sunday 9th March. I started from University circle to Baner road and saw eye-catching hoarding on almost every electric pole across the entire road. A big size entrance gate of banner along with a big picture of the proposed Felicita scheme really shows that it is a grand launching event.



About 20+ classic cars were parked near the entrance. 3 tents of home loan offers by all measure financial institutions were at the front, outside of the sales office. Sales officers were busy in explaining all of the details of project, layout, floor plans and commercial offer to the prospective buyers.



I started to talk with Mr. Abhi Kedari, who was looking after sales, and he asked me to have a look on a show flat i.e. a 2 BHK with a study room in the B tower. The entrance access to lift from the parking with electronic access control security was opened and we came in front of the entrance of the show flat. We entered in the entrance lobby of the flat, left side a small 10x10-study room and right side with a decent hall with a terrace. Note: This terrace is having an extra MS gate with regular sliding door. A flat TV and compact sofas can really make any hall size larger than it is. Passing through a medium sized kitchen with attached dry terrace and dining area, Mr. Kedari told me that they are providing a semi furnished kitchen i.e. with Trolleys below the counter, a burner and a chimney. Next were a bedroom with a separate toilet and a master bedroom with attached toilet and a small terrace. A false ceiling will be provided in the bathrooms. I found the planning is decent and is useful within a saleable area of 1287 Sft.

We came out from the flat. I said hello to Mr. Girish Bapat (MLA) who was on his curtsey visit to the project launch. Mr. Keadri offered me a dessert "Cream with strawberry". We were standing in the parking area, it was covered by a pendal with buffet stalls of snacks and a big picture showing the model of the project and credentials of the developer and associates. The architecture layout is made in such a way that most of the flats are having 3 sides open. The 3BHK is attached with a servant room with separate entry from lobby and having a common servant toilet in straircase. I like the idea of the placement.

The exterior look of the building is shown with some different vibrant colors. A semi circular shaft covers the ducts and a circular water tank (?) is placed on the lift top with a horizontal fences of a circular rings and a central vertical antenna over the head seem like watch towers of a palatial look like building. The same builder in Wakad has already launched a project having similar exterior looks i.e. "Regalia" in Wakad.


When I enquired for the price, Mr. Kedari tell me that it is Rs. 4250 for first to fourth floor and rise of Rs. 50 per sft for every higher floor up to 9th floor. When I enquired for the pricing in Wakad, he said that it would be about 2700 to 2800. Then why so much price on Pashan – Baner link road? He answered that the cost of land in this area is higher (It is equal to the price of constructed flat in Wakad & All of the Pimple…) I need not to have any further explanation from him, as I know the trend in the market. The price is reasonable considering the location. But floor wise rise is a new concept for Pune people, though it is a well-accepted in Mumbai. The project has all the basic amenities like clubhouse, swimming pool and children’s play area, piped gas etc. All of the towers A, B, C, D, E, F with 100+ flats are surrounded to the common amenities in about 3 Acre plot.

What is great with the scheme that makes someone to take a decision of buying a flat here? I found the first answer in mind is "The Location".
